- Strong market fundamentals and the good supply-demand balance
- Flexible, adaptive, functional and environmentally responsible design
- Green building certification: BREEAM
- Minimum clear height of 12- 20 meters
- Minimum floor area of 15,000 square meters
- Sound leasehold financial covenant
